The building buyers walk into first, and residents use every day.

For a developer, the amenity center is a sales tool. For a homeowners association, it is the building residents judge the community by for decades. It has to open on schedule, look the way the renderings promised and take daily use without constant repairs.

We build clubhouses, fitness centers, gathering spaces, pool pavilions, guardhouses and entry features for residential communities. Our three owners stay involved from the first budget conversation to the last walkthrough, so the person you talk to at the start is the person who hands over the building.

The process

How an amenity project runs

  1. Budget and scopeWe start with the plans, the budget and the opening date, and tell you early what each choice does to cost and schedule.
  2. CoordinationWe work with your architect, engineers and consultants so questions are settled on paper, not on site.
  3. ConstructionAn owner stays involved week to week, with clear updates on progress, schedule and any change before it becomes a surprise.
  4. CloseoutA final walkthrough, a clean punch list and the documentation your board or management company needs.

How much does an amenity center cost to build?
It depends on size, finish level, pool and site conditions, so any single number would mislead you. Send us the plans or the program (what the building has to include) and we will give you a clear budget range and tell you what moves it.
Do you build for developers and for community associations?
Yes. We work with developers building new communities and with associations improving existing ones. If your clubhouse needs updating rather than replacing, see our renovation services.
Can you build the clubhouse and the entry features together?
Yes. The clubhouse, pool deck, guardhouse, entry monuments and landscaping can be one scope, which means one team, one schedule and one point of contact.
Can you help before the design is finished?
Yes. Our preconstruction services put a builder in the design conversation early, when changes are cheapest.
Where do you build?
Throughout Central and Northeast Florida, from our office in St. Augustine.
How do I start?
Use the quote form or call (904) 219-4002. Tell us the community, the stage the design is in and your target opening date.
