The property keeps working while we improve it.

Renovating an occupied property is a different job from building a new one. Residents still want the fitness center, staff still need the office and tenants still need their front door. The schedule has to respect that.

We plan renovation work around how the property is used: scope, budget and schedule agreed first, then access, phasing and communication planned with your manager or board, so improvements do not cost you the goodwill of the people who live and work there.

The process

How a renovation runs

  1. Walk the propertyWe look at the space, how people use it and what has to stay open.
  2. Agree scope, budget and scheduleDefined before work starts, with room for the changes that surprises in older buildings tend to bring.
  3. Build in phasesWork is sequenced to protect access, limit disruption and keep as much of the property in use as possible.
  4. Hand it back, documentedA final walkthrough, a punch list and the documentation for new finishes and equipment.

Can you renovate while the building stays open?
Often, yes. It depends on the scope, but we plan phasing and access to keep as much of the property in use as possible, and we tell you early when a part has to close.
Do you renovate clubhouses and amenity centers?
Yes. Clubhouse and amenity updates are a core part of our renovation work, from interiors to pool areas and common spaces.
Can you help a board or association define the scope and budget?
Yes. Agreeing the scope, budget and timeline before work starts is the most important step, and we will help you get there. Our preconstruction services are built for this.
How do you keep residents and tenants informed?
We agree with your manager or board on how and how often updates go out, then keep to that rhythm.
Do you also build new amenity centers?
How do I request a quote?
Use the quote form or call (904) 219-4002. Tell us about the property, what you want to change and when.
