Your lease clock is already running.

A tenant improvement is a race between rent, permits and an opening date. Delays usually come from the same places: incomplete drawings, landlord approvals and permit comments that arrive late. A builder who knows that sequence can protect your date.

We build out and improve commercial spaces for tenants and property owners, coordinating with both sides so approvals, inspections and construction move together.

The process

How a build-out runs

  1. Confirm the spaceUse, occupancy and the landlord’s requirements, checked before money is spent on drawings.
  2. Drawings and permitsMost interior work touching structure, electrical, plumbing, mechanical or fire protection needs permits. We help you sequence them.
  3. BuildConstruction planned around your opening date and the building’s rules.
  4. Inspect and openFinal inspections, punch list and turnover, so you can open with confidence.

How long does a tenant build-out take?
It depends on the size, the scope and permit review, so we will not guess here. Share the space and the plans and we will map the schedule from permit to opening.
Do I need permits for an interior build-out?
Most interior work that touches structure, electrical, plumbing, mechanical or fire protection does. Purely cosmetic work usually does not. We will tell you which applies to your space.
What should happen before construction starts?
Confirm the space and landlord requirements, prepare drawings and apply for permits. In St. Johns County, plans are reviewed under the Florida Building Code, and for projects over $5,000 a Notice of Commencement is recorded before the first inspection. We guide you through the sequence.
Do you convert former retail stores?
Yes. Retail conversions are part of our work, including the Big Lots conversion on our completed projects page.
Do you also build new commercial buildings?
Yes. See our commercial construction services.
How do I get a quote?
